CIPP Pipe Lining — A New Pipe Inside the Old One
A resin-saturated liner cures against the wall of your existing sewer and becomes a jointless pipe with nothing for roots to enter through. Rated for 50 years, warrantied for 25.
CIPP, epoxy lining, pipe relining — same thing
Before the detail, a note on names. Customers call this epoxy lining, epoxy pipe lining, pipe relining, sewer relining or just "the liner." Contractors call it CIPP, for cured-in-place pipe. They all describe the same repair: a resin-saturated liner installed inside the existing pipe and cured until it forms a new structural pipe wall. If you've been quoted "epoxy lining" by someone else, this page is the same work.
How CIPP lining works
CIPP stands for cured-in-place pipe. The liner starts as a felt or fiberglass tube, saturated with a two-part resin under controlled conditions, then either inverted (turned inside out by air or water pressure) or winched into position inside the failed line. Once in place it is inflated so the resin-loaded fabric presses tight against the host pipe wall, and then it is cured — with ambient time, hot water, steam, or UV light depending on the liner system and the conditions.
What you end up with is a continuous structural pipe running the full length of the lined section. No bells. No spigots. No joints every few feet. The interior is smooth, chemically resistant, and mechanically bonded to whatever is left of the original line.
That jointless quality is the whole point in Southern California. In the mid-century tract belt — Garden Grove, Lakewood, Torrance, Westminster — the overwhelming majority of failures we camera are not holes in the middle of a pipe. They are roots entering at the bell-and-spigot joints of short-section vitrified clay laid in the 1950s. Remove the joints and you remove the failure mode.

What lining fixes
- Root intrusion at joints, once the roots are cut and the line is descaled
- Longitudinal and circumferential cracks in clay, cast iron and ABS
- Offset joints, within tolerance — a liner bridges a modest offset
- Corroded and pitted cast iron that still holds its shape
- Infiltration through joints and hairline defects
- Interior surface roughness that catches solids and slows flow
What lining does not fix
This is the part that determines whether the repair holds, so we are direct about it. A liner takes the shape of the pipe it cures inside — its strengths and its flaws both.
- Back-pitch and lost grade. If a section no longer falls toward the main, lining preserves that. Waste stalls in exactly the same place.
- Bellies. A sag holding standing water is a sag after lining too.
- Collapsed pipe. There has to be a host pipe wall to cure against.
- Severe offsets. Past a certain displacement, the liner cannot bridge the step cleanly.
Any of those findings sends the job to pipe bursting or conventional replacement, and that is what our estimate will say.
Orangeburg: we line it, and most contractors won't
If your line was installed in the late 1940s or 1950s it may be Orangeburg — bituminized fiber pipe, made from wood pulp bound with pitch. Under soil load it slowly deforms from a circle toward an oval.
Get three quotes on an Orangeburg lateral and you will most likely get three excavation estimates, because the standard industry line is that Orangeburg cannot be lined. That has not been our experience. We have lined hundreds of Orangeburg lines successfully.
What actually matters is how far the deformation has gone. Orangeburg that still holds reasonable shape takes a liner and, once cured, is a jointless structural pipe with none of the original material's weaknesses. Orangeburg that has flattened severely, collapsed, or lost wall sections is a genuine replacement job — and so is any other pipe in that condition. The material is not the disqualifier; the degree of deformation is.
This is worth a second opinion if you have been quoted a full dig. The difference between lining an Orangeburg lateral and excavating one is frequently the difference between keeping your driveway and rebuilding it.
Preparation is most of the job
A liner bonds to the host pipe. If the host pipe wall is coated in root mass, grease or tuberculated scale, the liner bonds to that instead — and the repair is compromised before it cures. So the sequence before any liner goes in is:
- Camera and locate. Full-length video with a footage counter, plus above-ground locating so defect positions and depths are known.
- Root cutting and descaling. Mechanical cutters and hydro jetting until the camera shows bare pipe wall end to end.
- Second camera pass. Cleaning frequently reveals defects the debris was hiding. Sometimes that changes the recommendation, and it is better to learn it now than mid-install.
- Measure and cut the liner. Length, diameter and wall thickness are specific to your line.
How long it takes, and what it's like
Most residential sewer laterals are lined in a single working day, with the cure itself taking a few hours depending on the system and conditions. You will be without sewer service during the install window — we tell you when it starts and when it ends, and on multi-unit properties we phase the work so the whole building is never offline at once.
Access is usually through an existing cleanout. Where there isn't one in a usable position, a small access pit is excavated at the property line or near the foundation. That pit is a few feet across, not a trench, and it gets backfilled and compacted when the work is done.
Service life, and what the warranty actually covers
Two numbers get quoted in this trade and they are not the same thing. The 50-year figure is the liner manufacturer's rated service life for the material. The 25-year warranty is ours, and it covers the lining work we install. Any contractor can repeat a manufacturer's rating; ask what they personally stand behind, and for how long.
CIPP liner systems are engineered and rated for a 50-year service life. The cured liner is corrosion-resistant, unaffected by the soil chemistry that eats cast iron, and — critically for older Southern California neighborhoods with mature tree canopy — offers no joint for a root to find. The reduction in interior diameter is real but small, and in practice flow usually improves, because a smooth jointless wall carries substantially better than a scaled, root-scarred, offset-jointed original.
Where CIPP lining makes the most sense
Some situations are almost automatic candidates:
- A recently rebuilt or remodeled home still on its original lateral — very common in Arcadia, where new houses sit over 1920s clay
- Historic districts where a trench triggers design review and heritage-landscape restoration — Pasadena, Old Towne Orange, Santa Barbara
- Coastal properties where groundwater turns any excavation into a dewatering job — Newport Beach, Huntington Beach
- HOA and master-planned communities where opening common-area landscaping requires approval before it requires a shovel
- Long runs on large or sloped lots, where trench cost scales directly with distance
Verification
When the liner has cured, we run the camera again and give you the recording. You should be able to watch a continuous, smooth, jointless interior from the cleanout to the connection, with no intrusion, no offsets and consistent fall. That video is your documentation — for your records, for a future buyer, and for us.
