Trenchless Sewer Repair Without Tearing Up Your Property
Four methods, one honest process: we camera the line first, tell you what's actually wrong, and recommend the method that fits — including when the answer is to dig.
What trenchless actually means
Conventional sewer replacement is a digging job with some plumbing attached. A machine opens a trench along the entire length of the failed line, the old pipe comes out, new pipe goes in on fresh bedding, and then everything that was on top of that trench has to be rebuilt — driveway, walkway, patio, irrigation, lawn, planting, sometimes a retaining wall or a section of slab.
Trenchless repair removes the trench from that sequence. We reach the line through an existing cleanout or through one or two small access pits, and the new pipe is installed from the inside out. Depending on the method, that means curing a resin-saturated liner against the wall of the old pipe, pulling a new HDPE line through while splitting the old one outward, or spraying a structural coating that builds a new wall in place. The four methods, and when each one applies
These are not interchangeable, and a contractor who only offers one will find a way to recommend it. Here is the honest mapping.
CIPP pipe lining
A felt or fiberglass liner saturated with resin is inverted or pulled into the existing pipe, inflated against the wall, and cured. The result is a jointless pipe inside your pipe with no bells, no spigots, and nothing for roots to enter through. This is the right method for cracked, root-intruded, corroded or offset-jointed pipe that still holds its line and grade. Full detail on CIPP lining.
Pipe bursting
A bursting head is pulled through the old line, fracturing it outward into the surrounding soil while simultaneously drawing new seamless HDPE into the void behind it. It requires two access pits — one at each end — but no trench between them. This is the method for pipe that is too far gone to line: collapsed sections, crushed pipe, severe offsets, and Orangeburg. Spin cast lining
A rotating applicator head travels the pipe spraying a structural coating that builds up in controlled passes. Because there is no rigid liner tube to push through the line, spin casting can negotiate bends, fittings and diameter changes that a felt liner physically cannot. This is usually the answer for cast iron building drains under a slab, where the alternative is cutting concrete. Full detail on spin cast lining.
Sectional point repair
A short liner sleeve is positioned over one defect and cured in place, leaving the rest of the line untouched. When a camera shows a single crack, one offset joint, or one root entry point in an otherwise sound pipe, there is no reason to line the whole run. When the camera shows defects scattered along the length, a series of patches costs more than one full liner and leaves the remaining joints as future entry points. Full detail on sectional repair.
When trenchless is the wrong answer
This is the part most marketing leaves out, and it is the part that determines whether your repair actually holds.
A cured liner conforms to the host pipe. It is strong, it is jointless, it is corrosion-proof — and it is exactly the shape of what it cured inside. That means lining cannot fix:
- Lost grade. If a section of line has settled and no longer falls toward the main, a liner will hold that same back-pitch. Waste will still stall there.
- Bellies. A sag holding standing water stays a sag after lining. The liner just makes it a smoother sag.
- Collapse. A liner needs a host pipe to cure against. Where the pipe wall is gone, there is nothing to form against.
In each of those cases the right answer is pipe bursting or conventional replacement, and we will say so on the estimate.
Note what is not on that list: Orangeburg. The bituminized fiber pipe found in some late-1940s and 1950s construction is widely treated as an automatic excavation, and we have lined hundreds of them. What the process looks like
Every job runs the same way, on a house in Anaheim or a forty-unit building in Long Beach.
- Camera inspection and locating. We run the line end to end with a footage counter on screen, then locate the defect from above ground so we know its position and depth. You get the footage.
- Cleaning and descaling. Roots, grease and scale come out by hydro jetting and mechanical cutting until the camera shows bare pipe wall. A liner bonds to the host pipe, so this step is not optional and it is not a place to save money.
- Method selection and written scope. Based on what the camera showed, we recommend a method and explain why the others were ruled out.
- Permitting. We pull the permit for the jurisdiction the property sits in and schedule the required inspections.
- Installation. Most residential laterals are done in one working day. You will be without sewer service during the install window, and we tell you when it starts and ends.
- Post-work camera verification. We run the camera again and hand you the recording. You should see a continuous, jointless interior with no intrusion and consistent fall.
What it costs, and why quotes vary
The honest answer is that the variables genuinely matter: length of run, pipe diameter, depth, number of bends, how many access points already exist, whether the line needs descaling first, and what the local jurisdiction requires for permits and inspection. Two houses on the same street can differ by thousands because one has a usable cleanout and the other needs a pit dug at the property line.
What we can tell you generally is where trenchless saves money. The pipe work itself is often comparable to open-trench replacement. The savings come from what you don't rebuild afterward. On a property with a finished driveway, established landscaping, hardscape or interior flooring over the run, restoration is frequently the largest single line item on a conventional estimate — and trenchless removes most of it.
