The constraint that drives everything

On a single-family home, the question is how to avoid destroying a driveway. On an occupied building, the question is whether the work can happen at all. You cannot relocate forty households for a week. You cannot close a restaurant through a Friday and Saturday. You cannot trench across the only fire lane in an HOA community without a plan the board has approved and residents have been noticed about.

That constraint, more than cost, is why property managers call trenchless contractors. The methods themselves are the same ones we use on houses. What changes is sequencing, communication, and the size of the survey that has to happen before anyone commits to a scope.

It starts with a full survey, not a spot check

On a residential job we camera one line. On a property, we camera the system — every branch, every stack, every lateral to the main — and map what we find with footage positions and above-ground locates. That survey is the deliverable that lets an owner or board make a real decision: which segments have failed, which are close, which have twenty years left, and what a phased program would cost across two or three budget cycles.

It is also what prevents the expensive version of this project, where a building rehabilitates one stack at a time reactively, mobilizing crews repeatedly and paying for the same access work over and over.

Phasing and scheduling

How the work gets sequenced depends on the building:

  • By stack or riser in multi-story residential, so only the units on one stack are affected in a given window
  • By building in garden-style complexes and HOA communities
  • Overnight and off-hours for restaurants, retail and offices, with service restored before opening
  • Around business seasonality where a property has a predictable slow period worth waiting for

Tenants get notice with actual times, not a range spanning a workday. Spin cast lining is frequently the method of choice here because it can rehabilitate stacks and multi-bend branch lines through minimal access, without opening walls or floors in occupied units.

Restaurant and food service lines

Grease lines are a maintenance category, not a repair category — until the point where years of grease and chemical drain products have thinned the pipe wall, and then they are both. We handle the routine side with scheduled jetting and the structural side with lining that can be installed overnight. For a kitchen doing volume, a scheduled program costs a fraction of a single emergency backup during dinner service, and we would rather sell the program.

HOA and board considerations

Community association work has requirements a homeowner's job does not: documentation a board can act on, scope that clearly separates association responsibility from individual owner responsibility, notice periods, and a written record of condition for reserve study purposes.
